OK Randy, at the 2 minute 13 second mark of your post, Ms. Scott-Jones says there is a reason why we have so much Section 8 ....AND....she never explains what we are all wanting to hear. WHY do we have so much Section 8 Ms. Scott-Jones? I would really like to know how it evolved, who let it happen and why the disproportionate number of vouchers for a city this size and why she thinks other cities aren't ramping up the voucher numbers like Middletown has. I don't see any other cities going into the Section 8 business like this town has. Wonder why if it's such a great thing to do in the eyes of our city leaders. No one from the city has ever given us an answer to these questions. Why not?

By the way, who is the paperweight sitting to the right on council? Is that the newly appointed lawyer? Does he ever say anything?

All I can say Vet is that past city leaders have made that choice the were in bed with landlords and others that have stake in high voucher numbers. We all know what council members have been there through all of this and what city employees have been there. I can also say that Scott-Jones, Laubach and Smith are the only ones asking any sort of questions. Everyone looks asleep and just uninterested in anything said.

Just want some straight answers to tough "get someone in trouble" questions. Don't need Scott-Jones jumping to the subject of great employers in town like AK and Miami-U-Middletown. Don't need Mr. Laubach going off on a speech about how we've lost our way on taking care of ourselves and taking no responsibility for our actions and living off the social services. Just need someone on council with some guts to tell all of us how we developed a Section 8 program that dwarfs anything any town around us has and who arranged the cozy fed money to city leader to slumlord Section 8 homeowner payments to keep these town destroying,welfare-ladened, ghetto breeding landlords in the money at our expense and the town's image in ruination?

It would appear Dan Tracy has moved his Section 8 holdings under an LLC or Corp.  Or maybe divested of his holdings....I doubt that.  At last count I believe he had about 100+

wasteful - Is Jeff Faulkner related to Ron of 4% realty ? What exactly are all these houses you listed ? I can't see a $450,000 house being section 8.
 
Now Branden Dickie is without a doubt rolling in section 8 or at least cheap rent. (if there is such a thing)

Hermes I heard he was related in some way with Faulkner 4%, but I am not sure how.  I think all of the ones that have the same price, like the ones all listed for $195,000.00 above are where Faulkner bought a whole building with Multiple units in it and the total price for all of the units was $195K and then the value of each unit is only about $35K.

I believe Jeff is Rob's nephew. I am  like 90% sure of that. You know what to read these listings you guys have posted is sickening. If I was one of those people I sure wouldn't section 8 to be reduced either.

In defense of Jeff Faulkner, those Wilbraham Rd. parcels are all those one room efficiency buildings bounded by Wilbraham, Carmody, Rt. 73. Also in his defense, he takes really good care of those properties. Since the buildings he owns are efficiency, there really isn't much he can do with them but rent them to single Section 8 renters. When they were originally built what could the demographic have been for that type of building besides temporary housing.

I want to also say that I think the problem isn't Dan Tracy or any other Section 8 landlord for stock piling these properties and renting them out. The excessively high voucher program was ok'd somewhere by the city and it's the city's fault for this mess. I'm a little uncomfortable with throwing out Section 8 landlords simply because they are Section 8 landlords. If they are being illegal or have poorly maintained properties, that is one thing. To toss blame at them when it is the city that is responsible for the Section 8 mess is just wrong.

So Rhodes you are perfectly fine with how things are going in Middletown.  Poverty has skyrocketed with Section 8 accounting for about 44% of that number.  Middletown has become the concentration point for Poverty and Section 8 in Butler County.
 
So are You are happy with the fact that 500-600 landlords take precedence over 50000 other people that actually live in this city and pay the consequences?
 
This is one reason why Middletown will never turn itself around.  It is all about being reasonable and spreading the Section 8 around the county.  Ask any of these landlords to move 300 vouchers to Monroe, Camden or Madison Township and see what happens.

wasteful, Posting law abiding owners of properties in Middletown that have Section 8 renters as though those investors are the cause of the problem is dishonest. The cause of the problem is the city government, not the investors.

Where in my post did I say I was fine with the Section 8 situation in Middletown? It is so annoying the way some of you debate on this site. Pay attention to what somebody actually posts instead of always trying to jump into a fight like a fool.

The landlords/investors are not the ones controlling where the vouchers go. This all started several years ago. You want to solve the problem, let's get down to the facts. Who came up with this idea? Who approved this voucher expansion? Who is responsible for keeping it intact? Why hasn't it been stopped yet? Why hasn't city council demanded a stop to it?

Investors showing up at council meetings is NOT why this excessive voucher program exists. Posting Section 8 rental owners on this message board doesn't have anything to do with the city of Middletown whoring the town out as a huge ghetto.

From what I understand, this voucher program was purposely grown by the city in order to get those big HUD checks the city has been living off since AK & others left town. Not sure if this is true or not, but it does has a ring of truth to it.

    The reason Middletown has more Section 8 than any other city in Ohio is because the CITY requested more vouchers while Neil Barille and later Marty Kohler of the Planning Department were over the program. The requests for an increase of vouchers were written by the planning department and approved by City Council. The Section 8 program increased the declining population, filled the empty housing stock of
Middletown and increased the City Payroll. It was a win win
    The failure of this plan was an impact study was never completed on the effects of bringing this much Section 8 and Public Housing into one City.
The City will tell you these are two separate issues but they are not… because…while
Middletown was increasing Section 8 they were also increasing Public Housing Units.
    And to add to the above problems local companies started closing and or moving away and with them went the higher wage earners of the community.
   
Middletown became overwhelmed by the poverty level.
    It is my opinion that while Mr. Kohler was over the program he did not enforce the rules or do his duty to take care of the Section 8 problems.
    Then the City hired Nelson Self and he exposed many of the problems and started cleaning them up…and we all know how this ended…
     This is a total failure of City Leadership from top to bottom

Rhodes if you will stop ranting and raving like a "Fool"  and had paid attention to this issue for the last 3 years  you would know the answers to the above questions.

Reality is we have to get past the blame game - we all know the cause.  We also know that because of the current economic condition the United State is in - we can not fix it over night.  We need a good solid plan to get things better - stay out of the past, you can't change - but look to the future.  Post your ideas of how we can change things.  No idea is too little small changes can add up.

I was talking to a council member the other night on the phone and they said “how would you solve this problem?”  
Sooo over the past few days I have been giving this problem a lot of thought and I will post my answer later today.
