1) Goetz Tower Redevelopment - When will reconstruction finally begin on this long-lingering mixed-use
"downtown" project? Are Ohio allocated Historic Preservation Tax Credits at stake because of said years of delays? Nearly eight months have passed since the City Manager requested and City Council approved yet another one-year completion deadline extension for Steve Coon. And, property taxes are again in ARREARS! 2) Former Senior Citizen Center (BMW Motorcycle Shop) - When will Columbus-based re-developers finally begin work on this "downtown" project? Nearly eight months have passed since the City Manager requested and City Council approved a one-year completion deadline. However, property taxes are UP TO DATE! 3) Former CG&E Building - Store Master Funding, LLC, purchaser of said property from Cincinnati State/HEP and current landlord, remains $337,000+ in ARREARS with property taxes. Is there any county or city recourse? 4) Liberty Spirits LLC - Is there anything to report on the Phase II status of property sold to them by the city? Also, wasn't there a project completion deadline included with the contract of sale documents? However, property taxes are UP TO DATE! 5) Manchester Inn - Is there anything new to report on Mr. Grau's long-promised redevelopment plans? As Vivian Moon has reported, did the city fail to include a contract project completion deadline when the property was transferred to Mr. Grau? And, property taxes are again in ARREARS! 6) Snider Building - Is there anything new to report on Mr. Grau's long-promised redevelopment plans? A new pub featuring food, drinks and live entertainment is scheduled to open in Middletown this fall in a building with a lengthy past. The Swire Inn at 64 S. Main St. plans to be “friendly priced” and open for lunch and dinner during the week and brunch on weekends, serving “pub food,” including sandwiches, pot roast, several different types of seafood, including items like salmon and fish ‘n’ chips. The business is owned by John Langhorne, of Middletown, who moved to the city in 1970 when he was 18 years old, moved his engineering business to South Carolina in 2006 and then sold the business and moved back to Middletown to be closer to his sons and grandchildren. Langhorne said that he — along with the Sorg Opera House and Rolling Mill Brewing Company and other nearby businesses — is hoping to transform that corner of the neighborhood into “the theater district of Middletown.” The business will seat 40 inside and 36 outside with a second floor into which it can grow. The Swire Inn will be located inside a structure built in 1861 and remodeled at least twice since has previously served as a funeral home, local Republican Party headquarters, boarding house, restaurant, the Butler County Mental Health Board and a real estate office. The new business was named after Langhorne’s great-grandfather, John Swire Langhorne, who was the proverbial Black Sheep of his English family and was sent away to America. “We’ll probably just called it ‘The Swire,’” Langhorne said. “It’s a little bit easier to say than ‘The Swire Inn.’” Langhorne, who has been involved on the Middletown’s Planning Commission, Charter Review Committee and Middletown Airport Commission, said he wanted to do something in his retirement and turned to the restaurant industry, which he said he departed “a long, long time ago.” “I thought there was a need for something … and I really believe in the city administration,” he said. “Middletown’s coming back. (There are) great business owners downtown … and it’s just a start. I’m really excited.” |

I applaud Mr. Langhorne's vision and I like the idea that this project is one of the few downtown attempts that doesn't include public sector taxpayer money to waste if this turns out to be a failure.
I hope Mr. Langhorne has nothing but good fortune in this endeavor. This scenario should be the only scenario used. No more loans to downtown buddies. No more city money used to purchase downtown real estate in the hope of cashing in on a deal and then reading that they gave the property away for a buck because they couldn't make it work. No more buying a building, selling the building and repurchasing the same building. (old seniors center) Not one more penny spent on the dam downtown development using public money. This should be the new beginning of how Middletown plans to develop the downtown......using PRIVATE FUNDS with the city providing limited startup help, excluding monetary loans along the way perhaps. Any other downtown business owners who procured their own financing without public assistance should be applauded as well and their businesses should be patronized more so than public assisted businesses. Items #6 & 7 - Mr. Grau threw in the towel and put the properties on the market something close to 2 years ago at this point. It was well reported on and discussed on this site at the time. The city didn't have any kind of project completion deadline / penalties listed in the contract, something they admitted at the time was their oversight and was brought up when they did put those types of deadlines into the Liberty Spirits contracts (whether they were enforced or not is a totally different issue).
