Zip Code 45044
Zillow predicts 45044 home values will increase 1.2% next year, compared to a 1% increase for Middletown as a whole. Among 45044 homes, this home is valued 36% more than the midpoint (median) home, and is valued 6.2% more per square foot. Foreclosures will be a factor impacting home values in the next several years. In the 45044 market, the number of foreclosures waiting to be sold shrank 19.7% in the last year. IMO, I don't know if one could rely on the Zillow story nor the statistics. Many variables here in Middletown to offset the normal way of data accumulation. Alot of facets about Middletown that are hardly normal, making if difficult to achieve a desired upward trend in value.
Status and reputation of the schools, the city image, the city leadership, opportunities within the city as to job selection, shopping, standard of living, Section 8 influx, low-income reputation, crime numbers going up, infrastructure, overall town appearance......all working against postive upward trends on property evaluation. The direction of the city over the last few decades has been to foster the wrong path and ideas to attract decent potential citizens. Can't expect a "Mason or Springboro environment"- not realistic- sadly, perhaps not even a "Franklin or Miamisburg" scenario..... we should be able to expect decent, self-sufficient, more upstanding people here but can't even get that. Can't do that until the image of the city and the thought process out of city hall changes to the correct development plan. Won't happen with the current crop in charge. Positive change will start when the people have had enough of the current operation of the city and will demand a mass firing of city leadership....an all out assault on council chambers in large numbers....shock and awe....probably not in this lifetime as most simply don't care enough to move off the couch. For those of us who want to see a total overhaul of the city leadership, we are battling two fronts. The citizen apathy front and the inept, incompetent city leadership front. Gotta fix the citizen's apathy before we can go to war on the second front. None of this factors into Zillow's interpretation of the situation. |

I'm so proud of my hometown and what it has become. Recall 'em all. Let's start over.

Zillow is about as accurate as a 3rd grader teaching calculus. You might find the occasional genius, but for the most part they are just making it up
