Until the past two weeks, property owned by Goetz Tower LLC (11 S. Main St.) and Liberty Spirits LLC (1316 Vail Ave.) were apparently non-taxable according to last year's periodic reviews of the Butler County Treasurer's Office online records. Does anyone know why this was the case until recently?

A fairly recent professional appraisal of 140 N. Verity Parkway was prepared for the city that resulted in a fair market value determined to be $325,000+/-.
It will be interesting to learn what Butler County officials soon determine to be the 100% Appraised Value plus the 35% Taxable Value for this real estate. Will they utilize the $325,000 appraisal, the city's recent sales price of $300,000, or the net $50,000 sales price (less $250,000 in city-subsidized buyer incentives)?
Concerned city taxpayers will follow what transpires as there's quite a difference between Mr. Allen's group paying annual Butler County property taxes on a $325,000 or a $50,000 property!

probably a reason that these entities have all gone delinquent on their property taxes, most of them at the same time---they obviously don't have to pay them. How does this continue? Should everyone simply quit paying? Or just everyone owning in the former downtown area?
I don't see these parcels showing up on Friday in the Journal News public notice/foreclosure sections--doubt that I will.

break-in @ the Manchester now closed for 7 years shouldn't the property be declared a nuisance? along with the Rose, Sonshine, M Wards, Studio/Strand buildings? trouble and fire hazards waiting to happen? nice to know that 2 new Councilmembers were actually in the Donham complex

The owners (Mike Robinette, etc.) have now remitted past due plus first half Butler County property taxes for both 1316 Vail Avenue and 1357-61 Central Avenue. Perhaps, recent MUSA blog posts provided some impetus for the resolution of this past delinquency?
The appraised values for the above properties is a bit interesting. For 1316 Central Avenue, the vacant/unimproved building is $69,120 with adjoining land at $61,080 for a total of $130,200. For 1357-61 Central Avenue, the improved building (distillery) is $25,660 and land at $25,000 for a total of $50,660. Would anyone know why there's this differential for an improved/operating and an unimproved/vacant buildings?

I hope public shaming will get these delinquent taxes paid. I am very disappointed that these businesses that the city (read: taxpayers) helped now are not paying their property taxes!!!!

It's alleged that one city council member, plus the actual comments of a REALTOR member of Downtown Middletown, Inc., reported that Mr. Adkins is about to "apply some heat" to Willam Grau, owner of the former Manchester Inn and Snider Building. As you'll sadly recall, these two prominent "downtown" properties were sold by the city to Mr. Grau a growing number of years ago for the whopping sum of $1.00 apiece.
According to Vivian Moon, who previously obtained a copy of the purchase and sales agreement for these properties, the NOVICE city staff mostly failed to include any performance or reversionary clauses in this amateurish document. As a result, the city has little to no legal recourse regarding Mr. Grau's lack of project performance. Also noted herewith is Mr. Grau's "stick it in your face" attitude about paying Butler County property taxes.
Regardless of what city shills like MiddleMom, etc. may spew about me, the facts don't lie. All one has to do is consider the sizable city investment of land give-aways, multiple hours of staff time and cash subsidies, tax abatements, etc. on their "downtown deals" versus the actual economic betterment of the city. Unless some unexpected developments occur during this year, city staff deserves an "F" grade in this instance. And, city council deserves public censure for failing to provide any form of oversight for the public on these "failing deals".

I could go on a three week hiatus and come back to three new threads created by you with them dominated by your posts. Have you tried stamp collecting, yoga or something like that? It has to be way more relaxing than this. You really need a new hobby.

Despite what you say, the facts don't lie! And, you've never been able to provide information otherwise!
Middletown has had multi-millions in capital resources necessary to reverse the continuing decline in the "downtown" and older residential areas over the past nearly nine years. But, what has resulted?
There are several noteworthy MUSA participants who choose not to post any longer. Why is this? First, in the words of Vivian Moon, there's a feeling of hopelessness until such time as new, independent city council members are elected. Her sentiments have been articulated many times by Buddhalite since he began posting last May. Others like What A City express their concerns on the MJ reader comments, but no longer here. Active mebers like Whistlersmom and Acclaro are sorely missed Yes, there is apathy on the part of most blog participants and the pubic as a whole.
It's your prerogative to unilaterally support Mr. Adkins. That is your right. However, it is also the right of others to present what they feel are more cost-effective and productive solutions to Middletown's lingering deficiencies.
I welcome any "documented" rebuttal to posts that I share. Again, the facts don't lie!

Ok middiemom, let's try a different, non-combative approach to this.
Some questions for you. I am interested in your responses.
1. What do you like about this city government as to how they operate this city? What would you like to see changed as to their direction for this city?
2. Do you think council is doing a good job and on target as to their decisions with each council meeting? Do you think they have any shortcomings and if so, what are they?
3. Are you willing to accept some of the posts on this forum as actual facts and if not, why not? Is it what Nelson and others offer as data or the way we present it?
4. In your responses to most of the information posted here, you seem to attack the individual posting rather than the content of the post. We all have been criticized by the pro-city participants and have been accused of being negative toward the city but we rarely see any information along with the criticism to show we were wrong. Tell us why we shouldn't be so negative and why the city is not as bad as we think it is. Would you be willing to offer your side of the opinion in your posts as well? Tell the anti-city posters where they are wrong in their assessment of the city operation. It would help us understand why you always take the city's side in these discussions.

Come on—-we hardly need repetition of how everyone thinks. We need new inclusive constructive thinking Most agree that a lot of bad choices have been made and it is time to learn from them and move on.
Middiemom, m29 etc are absolutely entitled to think however they choose also. Would be interesting to all sit down face to face to share NEW thinking—meeting someone usually softens the tone and creates a better level of understanding + common ground. For some reason this concept seems foreign locally, though it seems to work everywhere else

Over the past nearly nine years, more than $18,000,000 in funds have been spent for "highly questionable downtown deals" and for an older neighborhoods scattered residential blitzkrieg by Mr. Adkins with city council member support. Now, with greatly diminished funds available (UDAG, Downtown Fund, Etc.) and no HUD give-away's (NSP) in sight, where's the necessary capital available to complete lingering central city projects and to rebuild the added mess foisted upon the residents of the former second ward? This, above all, is the pertinent question for Mr. Adkins to elaborate.

Useless as it is, I offer this for no other reason than that my silence could be taken for approval. At the 2-6-18 council meeting a contract was awarded for the drawing up of a plan to work on a contamination plume in the city wellfield area. A clean-up which has been bungled by the city for 14 years. A contamination plume which not only threatens the drinking water but has stretched into residential areas. A effort which has consumed close to $2M to no positive effect.
No questions from council. No real information for the public. Not even the sound of crickets, middiemom; probably because they've all been poisoned.

IF I could, I'd like to interject something here....
Our charter (as it currently sits) gives Adkins all the power and council member none.
According to our charter a council member is nothing more than a yes or no - they are FORBIDDEN from the charter by interfering in ANY way in ANY city department.
I agree - our councilpersons should be better about the whole asking questions thing and should be getting us more information - but the only person with real power in the entire city is Adkins (the Manager) and it's a shame.
I agree with Matt - there's a serious issue there - and we seem to just continually bungle it and already poured a few million down that hole - but Adkins has even told his councilpersons (and I heard him say it out loud to me and another councilperson) that every single vote of theres is nothing more than whether or not they want him as city manager.
He's bullied them and he's frightened them - and he's got the charter backing him up on it.
We'll never survive as a city under this style of leadership.
