Middletown, Ohio has an assessed value of $1 Billion, and that value is declining according to this City Council Video: http://www.middletownusa.com/view_news.asp?a=2764 - Middletown is Worth a Billion Dollars!

It might be worth a billion dollars, but right now I doubt you could get more than a few million bucks. LOL

Middletown contains about 25.8 square miles (or about 16,512 acres) within its corporate limits.

If it was worth $1 billion, that would average out to about $60,562 per acre.

Are you asking if Middletown is worth $60.5K/acre???

Well, if someone were to bulldoze every last structure, big and small, more than a couple of years old within the city, remove the rubble and remediate all polluted or contaminated areas;

And then rebuild all existing streets (including curbs, gutters and sidewalks) to modern standards with an all modern street lighting and signaling system (with properly timed signals--not the fuel-wasting set-up we presently use);

And also rehabilitate the sewer systems (separating storm and sanitary) water, gas, telephone, electric distribution, and fiber optic systems, using all UNDERground systems;

Then I’d say--YES!!!--it would be well worth $60+K per acre!!!

Of course then there would be an organization truly “open for business” in charge, and they would NOT hamstring economic development, keeping new business OUT, to protect their little fiefdoms.

And, or course, all of the above work would cost a few billion, so Middletown would then have to be worth upwards of $200,000 per acre AVERAGE, CITY-WIDE...and that's a different story!!!
