Middletown seeks developers for 4 downtown properties

MIDDLETOWN 

Developers are being sought for four Middletown properties in an effort to create new business opportunities.

The city is seeking proposals for:

·                       the former Studio Theatre, 1345 Central Ave.

·                       the former Montgomery Wards store, 24 N. Main St.

·                       a commercial building at 19 S. Clinton St.

·                       a retail shop at 1200 Central Ave.

According to officials, the city has a goal to redevelop the properties.

City officials have solicited bids for the demolition on the Studio Theatre, which has two options: to completely demolish the building or demolish the rear section or theatre portion and keep the facade.

The Studio Theatre will also be open for viewing from 3 to 4 p.m. Aug. 31 and Sept. 14. Proposals for this property must be completed and submitted by Oct. 3 to be considered. Anyone who wishes to submit a proposal must attend one the scheduled property viewings, according to the city.

The properties located at 1200 Central Ave., 19 S. Clinton St., and 24 N. Main St. sites will also have viewing dates and times available, and the city will be accepting completed proposals on a rolling, quarterly basis until a proposal is selected for each site.

The first property viewings and deadlines are scheduled for 1 to 3 p.m. Aug. 31 Proposals for these properties must be submitted by Oct. 3 to be considered.

I thought that Mr. Adkins stated several weeks ago that City Hall was going to demo the old Mongomery Wards building and the Studio building. I seem to remember that the last quote for the demo of the Studio was almost a million dollars. Where will City Hall get these funds?

I would imagine most of the buildings listed contain asbestos. I know the Studio does. Cost prohibitive to do anything with any of these buildings isn't it? Too much to prep the buildings for compliance in order to enable remodeling to even begin to think about running a business. Wouldn't the common sense approach be to demolish all of them rather than to waste time looking for a buyer that will never come along. No one is going to pay out millions as it would take a lifetime to recoup the money spent before you saw your first day of business. The city has owned the Studio for years now and has said it would take millions to remove the asbestos. If it was such a good investment, the property would have had the appeal to have been sold by now. A feeble attempt to unload some high maintenance worthless properties on some unsuspecting soul. These buildings have run out of time for any useful consideration.

Pray tell, the team of Adkins, Fooks, etc. will add more successes to those of Gilleland, Kohler, etc.  What a bright future?

Hmmm...What about the other properties that still have not been completed such as Rose Furniture, Goetz Tower, Manchester Inn and the Snyder buildings? They are still standing in line with their tin cup looking for money from investers.

Council giving many downtown building to non-profits has lost us the property taxes on the buildings. Council selling other large buildings for one dollar has set the average value of large buildings in the downtown at fifty cents. None of these buildings had binding contracts that required any work be completed in a timely fashion. Other than the C. G. & E. building, none of these buildings have been fully repaired or occupied. Many of these are now deteriorating. Council has created a blight downtown!!! How can anyone invest in the downtown and compete with the big city give-away? What business would want to open up in a blighted area?

The C G & E building still has 2 floors that have not been remodeled. 
Cincy State is still waiting for all those 3,000 students to show up for class.
The last I heard the current enrollment at CS was about 600 students....mercy

Ooops......What about the old Senior Citizens building that City Hall purchased back from Cincy State?
I have heard no plans for the future use of this building.
